The Residential Property Manager will work closely with our Maintenance Manager and Maintenance Team to maintain good relations with tenants, the upkeep of our properties, and ensure our tenants feel respected and valued.
The Residential Property Manager will also keep a finger on the pulse of the residential property market, and use their knowledge and analytical skills to create fair rental prices.
Lepman Properties has been a family-owned business since 1979.
We only manage properties that we own, renovate and develop.
While our corporate office is in downtown Albany, we have residential properties in the Albany, Sweet Home, and Lebanon area.
We own 400 properties, including apartment complexes, duplexes, and single-family homes.
Our ideal candidate will have years of experience of managing multiple properties at once, and be ready to hit the ground running with a thorough knowledge of Oregon laws and managing a large portfolio.
Our ideal candidate will have:
A valid Oregon Driver's License (must be insurable under a commercial policy) A solid understanding of Oregon Landlord/Tenant Law A solid understanding of the current market and the ability to use that knowledge to assign fair rents to units The ability to multi-task - answering phone calls and emails, helping tenants who visit the office, while also keeping appointments Excellent communication skills, both verbal and written A friendly, approachable, kind and professional personality Experience using AppFolio program preferable At least 5 years' experience as a Property Manager Experience using Microsoft programs Duties will include, but not be limited to:
Communicating with tenants via AppFolio, text, phone, in-person, and by email Complete tenant move-in and move-out inspections Respond to Guest Cards and show units to potential inquiries Screen potential tenants and schedule Move-Ins Put together tenant leases and go through leases with future tenants Manage properties - both interior and exterior Using down-time in the office to stay up-to-date on housing laws and regulations Attending weekly Properties meetings with the Owner, Maintenance Manager, and other Properties staff (meetings are scheduled during normal work hours) Advertising vacancies on our website Maintaining tenant files Filing legal documents with the courts and following through with those Keep up on tenant balances and collections Create marketing descriptions for advertisements Assist with calculating and finalizing deposit returns Schedule/Hours:
Monday - Friday 8:
00am - 5:
00pm, with an hour lunch The Residential Property Manager might be required to work the occasional overtime, but we have an on-call maintenance staff for tenant emergencies should they experience a water leak or another serious problem.
Salary:
Wages begin at $5,000/month, but are negotiable depending on experience
